What Is a Defects Liability Period?

A Defects Liability Period (DLP) is an agreed period after a construction project has been completed during which the contractor is responsible for correcting defects that result from faulty workmanship or materials. It gives the client confidence that any genuine issues identified after completion will be put right.

Defects Liability Periods are standard on commercial and public sector construction projects. They are less common on residential resin driveway installations, where contractors are more likely to provide a workmanship guarantee or product warranty instead.

For homeowners, the principle is the same: if a genuine installation defect becomes apparent after completion, the contractor should inspect it and, where appropriate, carry out the necessary repairs.

What Happens During a Defects Liability Period?

Once the project has been completed, the client begins using the finished surface as normal. If defects caused by the installation become apparent during the agreed period, the contractor is notified and given the opportunity to inspect and rectify the issue.

Examples of defects may include:

  • Poor bonding of the resin surface.
  • Areas of lifting or delamination.
  • Installation-related cracking.
  • Surface defects caused by workmanship.
  • Problems linked to incorrect installation methods.


The contractor will assess whether the issue falls within the agreed responsibility before carrying out any remedial work.

What Isn’t Covered?

A Defects Liability Period does not cover every issue that may occur after installation. Normal wear and tear, accidental damage, misuse, or problems caused by factors outside the contractor’s control are generally excluded.

For example, damage caused by heavy machinery, oil spills left untreated, poor maintenance, or movement in the ground due to circumstances beyond the original installation would not normally be considered installation defects.

It’s always important to understand exactly what is covered under your contractor’s guarantee or warranty before work begins.
